Passive Income Investing – Equity vs Debt (published 11/19/18)
John Larson joins the Real Estate Guys podcast to talk about equity syndication vs debt syndication.
Smart real estate investors diversify their portfolios in terms of risk, in terms of market and asset class, and in terms of the investment method. Maybe you want a stable cash flow. Maybe you want passive growth. Maybe you’re looking for capital gains. Whatever your investing goals, there are two main ways to make money in real estate; equity and debt.
In this episode, we take a deep dive into the world of debt investing, aka private lending.
With rising interest rates and real estate prices, private lending is becoming increasingly popular and for investors, it can be a low-risk, predictable, passive investment opportunity. Learn what one debt syndicator requires from investors and hear why he thinks debt investing is a great, safe option for you, depending on your investment goals.

Appreciation vs. Cash Flow: What Do You Want Most? (published on 3/19/18)
John Larson, Managing Director of American Real Estate Investments (AREIUSA), joined Keith Weinhold, Host of Get Rich Education, to discuss appreciation vs. cash flow.
Stop looking at properties. (What?) I discuss. Are you in real estate for appreciation, cash flow, or something else? If you focus on cash flow, does that mean less appreciation and vice versa? We discuss when a market becomes “too hot to buy for cash flow” any longer. The Midwest has more affordable property and better cash flow but less recession resilience.
Dallas-Fort Worth keeps showing appreciation potential, but cash flow is drying up. When a market heats up, rents don’t “keep up” proportionally to a property’s market value. We also discuss low appraisals. Appraisals are what the bank uses to verify the quality of their collateral.

Peace of Mind Investing (published on 12/3/17)
John Larson, Managing Director of American Real Estate Investments (AREIUSA), joins The Real Estate Guys Radio Show!
High maintenance anything: cars, relationships, and properties are draining; both financially and emotionally. When it comes to real estate, sometimes moving up the quality ladder is a good investment. When tenants pay on time, stay longer, and take better care of the property, you sleep better, and your bottom line is stronger.
In this episode, John discusses the wisdom of moving up the quality ladder to add peace of mind properties to your portfolio.
Missouri Markets: St. Louis and Kansas City RE Investing (published on 9/8/17)
John Larson joined Keith Weinhold, Host of Get Rich Education, to discuss their recent real estate market field trip to St. Louis, Missouri. As one of the 20 largest U.S. metropolitan areas, its job growth and diversity of business sectors support durable rental income streams for real estate investors. Typical price points are $1,100 rents and $110,000 purchase prices for single-family income property in St. Louis. St. Louis has city inspectors – upside: this supports neighborhood condition, downside: they must follow compliance. Kansas City, Missouri is also experiencing steady job growth amidst varied employment sectors. Visitors to the city remark about the area’s cleanliness. Both St. Louis and Kansas City have investor-advantaged rental neighborhoods that consist of about 65% owner-occupants. This promotes good curb appeal and safety. Missouri has Landlord-Tenant laws which favor the investor (landlord) more than the tenant. We’re discussing investment in turnkey income property: typically single-family homes that are already renovated, tenanted, and under management on that day that you buy.
Turnkey Real Estate Investment Strategy (published on 8/31/17)
John Larson with American Real Estate Investments works with investors who want a hands-off investment in markets like Dallas, Houston, St. Louis, and Kansas City. Turnkey real estate firms match investors with properties that have been renovated and come with a screened tenant in place. When you invest in turnkey real estate, you have minimal involvement with the property, tenant, and management of the property. You collect a monthly check. Investors working with a turnkey company benefit from the experience and expertise of a company with boots on the ground. Their physical presence provides intimate local market knowledge, access to off-market properties and relations with reputable contractors. Many turnkey companies, like American Real Estate Investments, have their crews to help further contain cost. J. Darrin Gross of Commercial Real Estate Pro Network and John discuss.
